Seller calculators

Two quick calculators for the money questions sellers ask most: how much will be held in escrow, and what will the New Jersey certificate cost.

Point-of-sale escrow calculator

In many Ohio suburbs, if code violations are not fixed by closing, part of the sale proceeds is held in escrow until the city signs off. Pick a city and enter a contractor's repair estimate.

Enter a repair estimate to see the escrow amount.

Rules from each city's page: Shaker Heights, Warrensville Heights, Cleveland Heights, Maple Heights, Bedford Heights, South Euclid. Cities can change percentages, so confirm with the building department.

New Jersey smoke and CO certificate fee

The state fee for the resale smoke and carbon monoxide alarm certificate depends on how many business days before closing you apply: $45 for more than 10, $90 for 4 to 10, $161 for fewer than 4.

Pick your closing date.

Business days exclude weekends but not holidays. Read the New Jersey guide for details.
